Quick summary
This guide sets out practical steps to help you identify, compare and qualify for business finance in the UK. It is general information, not financial advice.
1. Plan Your Deposit and Loan-to-Value
Commercial property usually needs a bigger deposit than residential. The lender works from its own valuation, not the price you agreed, and lends a proportion of that value. Have your deposit, plus Stamp Duty Land Tax (or its Scottish and Welsh equivalents), legal fees and the valuation cost, ready before you commit.
2. Check the Lease
If you are buying an investment property, lenders look closely at the lease: the rent, the length remaining, break clauses, the strength of the tenant, and how long the property has been empty in the past. A strong lease makes the loan easier to place. If you are buying to occupy, they will look at your own business accounts instead.
3. Allow Time for the Legal Work
Commercial purchases involve searches, surveys, title checks, the valuation, and in some cases environmental reports. This takes longer than buying a house. Talk to your solicitor early about a realistic timetable and agree it with the seller before you exchange.
How we work
- No credit check is run to show you indicative options.
- Rates and terms are set by the lender, not by Bizzloans.
- We are a commercial finance broker, not a lender.
- Your information is handled under UK GDPR and the Data Protection Act 2018.
